Check you have your State Cadastre registration number for the property. You'll find it on your ownership certificate; it looks like 10:08:0001:01:0125. Without this, we cannot verify you own the property and we cannot publish the listing.
Decide your monthly price in USD. We'll display it in UZS too, converted at the Central Bank rate on the day of each booking. All-inclusive pricing means utilities, internet, and cleaning fees must be built into this number — no surprise charges after booking.
Take proper photos. Daylight, wide angles, every room. We'll reject listings with stock photos or pictures too dark to judge the space. A quality photo set increases your booking rate by roughly 3x in our data.
From your dashboard, click 'Add listing'. Our form walks you through every required field. The Tourism tax rate field is pre-filled at the official rates set by Annex 3 of Cabinet of Ministers Resolution No. 475 of 25 August 2022 — 8,240 UZS per night for foreign guests (2% of BCA 412,000) and 1,648 UZS per night for adult Uzbek citizens (0.4% of BCA). Children under 16 are exempt. The platform applies the right rate automatically based on each guest's verified nationality.
Select your amenities honestly. Mark Wi-Fi only if the speed is 50+ Mbps. Mark workspace only if there is a real desk with a chair. Guests review these, and a mismatch generates refund requests.
You have 24 hours to approve or decline each request. Your profile shows the guest's verified identity (MyID for citizens, passport + liveness for foreigners), their segment, their intended stay length, and what you'll earn — net, after our 7% commission, after any tax withholding.
Declining is free and carries no penalty. But if you ghost requests (let them expire without responding), your listing priority drops. We enforce this to protect guests from dead listings.
When a booking confirms, E-ijara lease submission fires automatically, pre-populated with your cadastre number, the lease dates, and the declared rent. If the submission is rejected (usually a cadastre mismatch or an outdated rent figure), you get a notification with the exact remediation step. You have 5 business days to fix it.
On the guest's check-in day, E-xabar berish residence registration is filed within 3 business days as required. You don't need to visit the migration office for foreign guests. If your guest is a citizen, no residence registration is needed.
Tax filings are prepared for you quarterly. You review and sign. If your tenant is an enrolled international student, Article 378 of the Tax Code exempts their rent from your taxable income — we detect this automatically and file accordingly.
Every Tuesday at 10:00 Tashkent time, we sweep the previous week's captured rent and transfer your share to your registered Uzbek bank account. Tax withholding (if applicable) is already calculated and withheld at source — you don't need to remember anything at year-end.
Tourism tax collected from foreign guests is remitted separately to the state budget. It never appears in your payout because it was never your revenue. Our 7% platform commission is charged on the rental portion only, not on the tax — that's an important distinction we took seriously.
Damage protection covers up to $5,000 per booking at no extra cost. File a claim through your dashboard within 72 hours of check-out with photos and an itemized statement. We investigate, mediate, and if the guest is responsible, we deduct from their deposit or pursue directly.
Disputes are reviewed by a Tashkent-based support team within one business day. Not a chatbot, not an email queue. We make judgment calls — sometimes in the guest's favor, sometimes in yours. What we promise is speed and fairness, not agreement.
